WebbPaton was set up by Mark Webb and George Paton in 1999.  22 years later we are one of the leading rural land agent practices in Wiltshire, Gloucestershire and Oxfordshire.  Our team of land agents has many years experience of dealing with the property issues that affect our farming clients.

As rural land agents we are here to provide the best advice we can for our farming clients.  With the Agricultural Act becoming legislation and the Environmental Bill passing through the Houses of Parliament, agriculture is about to see the biggest change for many years.  We can do valuations and advise on diversification, planning, residential development land, farm tenancies, farm sales, compensation claims and renewables.  

Advising on farmland sales and purchases requires a sound local market understanding and detailed knowledge of the main issues which may affect farms and rural property prices.  Mark Webb and George Paton have many years experience of selling rural and farm land and letting land in Wiltshire, Oxfordshire, Berkshire and Gloucestershire.  WebbPaton endeavour to help buyers, sellers, landlords and tenants of agricultural land, to understand the maze of complicated paperwork relating to Basic Payment, environmental stewardship schemes, pollution, tied cottages, planning permissions, boundary ownership, restrictive covenants, rights of way and the transfer of employees.

WebbPaton act for farmers, tenants and landlords advising on all types of rural and commercial tenancy and licence agreements.  Whether it is an Agricultural Holdings Act or a Farm Business Tenancy we can advise on end of tenancy, succession, rent reviews, repairs and new tenancies.  Every Spring we have grass keep available on grazing and mowing licences.

We often negotiate and draw up Contract Farming Agreements.  

Locally on a farm there will be a water pipeline, gas pipe, gas pipeline, sewer, fibre optic, telephone mast, flood alleviation scheme,  new road or railway being built.  We advise landowners and tenants of their rights when the Local Authority, Network Rail, Highways Agency, Environment Agency, SSEPD, Western Power, Thames Water, other Statutory Utility or their agents knock on the door.  Whether it is a compulsory purchase, an easement or a wayleave.

Owning land and other assets inevitably requires valuations. We value farms and rural properties for IHT probate, capital gains tax, mortgage, sale, and family purposes.

Mark Webb, Becky Farthing, Libby Barron, George King and Helen Wiltshire are the RICS (Royal Institution of Chartered Surveyors) Registered Valuers within WebbPaton’s office.  Mark Webb is also a member of TEGoVA (The European Group of Valuer’s Association).

WebbPaton are one of the main brokers of Basic Payment entitlements in England.  This valuable tradeable asset can be transferred separately from land.  

We can split entitlements down to four decimal places.  We are happy to act for buyers and sellers of entitlements.  We have begun trading for the 2021 claim year.  We will also advise on maximising the capitalisation of your entitlements when DEFRA announce the finer details.

We have considerable experience in all aspects of the Basic Payment Scheme.  We assist clients with their Basic Payment applications/ BP5 claim forms and  RLR / RLE1 field mapping registrations using Promap software, cross compliance issues, appeals, disputes and national reserve matters.  

WebbPaton were one of the first brokers to set up a Single Farm Payment entitlement trading agency. Using many years experience of trading milk quota WebbPaton are equipped to trade large volumes of entitlements.  We act for both sellers and purchasers of Basic Payment entitlements, with both telephone and online trading available.
